Location and Description
The Ranch is located approx. 5 miles north of Cobano, in the Southern part of the Nicoya Peninsula.
A semi -circle ridge-line and foothills form the Northern boundary, falling off to the South to the Rio Ario, one of the principal rivers of the Nicoya Peninsula. The farm offers great panoramic views, including distant views of the Pacific Ocean on the horizon, while enjoying the cool breezes and river wildlife.1/3 of the ranch is covered with hardwood forest (being held as a biological corridor as well as to protect the water sources), plus some Teak. A 13 ha part is a 25 yrs. Secondary growth forest with abundance of wild life. The Ranch has 25 individual pastures, covering about 2/3 of the total area.
Working Ranch
The main business, since 1978 and up to the present has been: - Simbrah Cattle (cow/calf operation) - Horses - Lamb - Tilapia fish - freshwater prawns production (for local consumption, hotels, restaurants) - Teak - Other exotic hardwoods hardwood reforestation.
There is potential for expansion of the operation in view of the ever increasing influx into this area of foreign capital and expertise, and in conjunction with the steadily improving level of infrastructure in this Southern tip of the Nicoya Peninsula many doors could be opened. New and less conventional operations and/or crops could be started, such as Shrimp (Malaysian sweet water), or any other type of aqua culture, specialty vegetables, herbs and spices, healing plants, etc., to satisfy the ever increasing demands of the local, tourist, and world health market.
Nature Tours (Bird Watching, horseback riding, as well as other Day Tours), and accommodations for extended stays in this truly pristine and beautiful area would be among some of the other beneficial uses of this wonderful and unique property. With so much natural Wild Life, the area has really been protected, thanks to the careful stewardship that has been given to this land for almost 30 years.
The ranch has been held by the owners since 1978, when it was purchased (at the height of the Cold War) for a family refuge, to live where there would be ample land, food and water in a natural/healthy environment.
Corral & Horse Training Area
For the Cattle Operation there is a very larg pipe corral (2002), mainly covered, divided into four separate sections, plus "funnel" and "chute" on the side, and there is a "Round Pen" for horse training according to the now so popular method developed by Monty Roberts, - the "Horse Whisperer".
Workers' Housing
There are two houses and a Duplex on the Ranch, to accommodate the present needs of the workers:
1. Old house: 70 year old original structure, all hardwood, tin roof, 2Bedroom/1Bath small Living room/Dining room/Kitchen. 2. The foreman's house, (1984), concrete block /wood, with tin roof. 3 Bedroom/1Bath, Living Room, Dining Room, Kitchen, covered patio for outdoor living, plus adjoining sheds. Adjacent, farm garden with all kind of fruit trees (Mango, Banano, Platanos, Noni, Chile picante, Lemon & Orange trees, some herbs .) 3. Worker's housing, a duplex (1982); concrete block/ wood/ concrete tile roof, 2 Bed Room/1Bath/Living Room-DR-Kitchen/plus a wrap-around covered patio for outdoor living, for each unit. This house was originally built for the needs of a large family as a 4BR/2BA, open Living Room/Dining Room/Kitchen, with covered Ramada on all sides. Was later converted to a Duplex, this was accomplished by installing a separation through the center.
In addition to the houses there are several storage sheds, some completely enclosed, (Tools, and Tack room, etc.), some partially.
Water Facilities
Two large capacity concrete storage tanks (6,000 gallons for irrigation, 2000 gallons for drinking water) provide for a versatile distribution of the water. Proven Drought Proof Water Supply Several springs originate in the hills, 5 of which are year round creeks, flowing across the rolling terrain of the Ranch, with others being intermittent streams that add to the already bountiful water supply. These sources are used for drinking water, stock watering, aqua culture and irrigation. All of them empty into the Rio Ario. This abundance of water make this Ranch unique to the area, in that other ranches are dependent upon the 6 month rainy season (for the amount of cattle they can support) to meet their water needs.
Fish ponds
Two fish ponds at present, with lots of room for more! These ponds have produced thousands of large sized Tilapia.
This farm is a great investment and unique in the area. There is a high potential for several projects (agricultural and tourism related) The water sources are incredible. It is also possible to purchase approx. 158 ha, including the distant ocean view sites and river access, without the working farm area. Please inquire for further information on this option.
