All the properties listed on this page are priced low enough that they are not only affordable, but a great investment. Property values in the area have been increasing from 20-100% per year for the past several years, and show no signs of slowing down.
Generally, a property's value is determined mostly by its size, proximity to the beach, views, and whether it has any value added through development, such as a house or cabinas.
Bargains can often be found when a property is underdeveloped, such as when it has poor access and thus the buyer needs to build a road to it. Or if it has no water or electricity. Most buyers don't want to bother with this, but a smart buyer will realize that he or she can easily have this done after the purchase, instantly increasing the value.
Other bargains can be found in places farther away from the center of the community, such as in Cabuya. While prices are relatively low in Cabuya at the moment, the area has many features that make smart investors realize that there is huge growth potential in real estate there, such as a new road connecting Cabuya with Mal Pais, a proposed new Marina, and the proximity to Cabo Blanco National Park.
At this point, there is almost no property within a 5 minute walk of the beach anywhere in the area for under $100,000 nor are there many ocean view properties in this range. The few that are left will all be sold soon, so if you find one you like, buy it now or you'll miss an opportunity to buy. Many people believe that this area of Costa Rica will eventually reach prices like in Hawaii, with simple ocean view or beach lots costing over a $1 million each.
